The appraisal, conducted by a Texas State Certified licensed real estate appraiser with over 30 years’ experience, will determine the current market value of your home. You can then calculate your equity by subtracting the remaining mortgage loan balance from this market value.
How Is an Immigration Appraisal Different?
An immigration appraisal is just like any other professional real estate appraisal, such as for a bank loan or pre-listing purposes. It is an unbiased, objective report conducted by a Texas State Certified licensed real estate appraiser with over 30 years’ experience

How Will I Receive My Report?
You will receive a digital copy (PDF file) of the report via email, which you can save, forward, or submit as part of your application.

How Long Does It Take to Complete?
Typically, the appraisal inspection can be scheduled within a few days. After the property is inspected, you can typically expect the report within 2-5 business days.
Can I Expedite the Process?
Yes, we can expedite the process if you have a tight deadline. An additional fee may apply depending on the complexity of the request.
How Do I Pay For The Appraisal?
We accept many forms of payment, including PAYPAL, ZELLE, personal or cashiers check and cash. Payment is required prior to inspection of the property.
Do I Get An Invoice Showing Paid?
Yes. You receive a digital copy (PDF file) of the invoice with the appraisal report showing paid.
Will My Information Be Kept Private?
Yes. The appraisal is completed for you only. We maintain copies of records for 5 years as required by law.
What Happens During the Inspection?
The Appraiser will inspect the exterior and interior of the property, making notes of condition, updates or remodels, external location factors, etc. The property’s improvements are measured (house, garage, patios, etc.) and a sketch is included as part of the appraisal report. Photos are taken of the exterior and interior only to show condition, and any personal pictures are blurred out.
How Is My Home’s Value Calculated?
To determine your home’s value, the appraiser will typically use the sales comparison approach, which compares your home to similar recently sold homes nearby. Adjustments will be made for differences in features such as location, size, bedrooms and baths, condition, and amenities. The appraiser will then calculate the most accurate value based on these adjustments.
