True Story: A Listing That Chased the Market… and Lost

Late last year, my neighbor asked me a simple question: “What do you think my house is worth?”

Now, I’m a professional certified appraiser. I don’t throw out guesses. I rely on real market data. But I did point him to a very similar home on our street that had just sold for $350,000.

Naturally, like most homeowners (myself included), he believed his home was worth more… about $425,000. He had made some updates and wanted advice on how to get it market ready. I gave him some honest, low-cost tips:

  • Repaint key walls

  • Upgrade flooring

  • Swap out dull bulbs with daylight-white LEDs

He did most of the work, but then listed the home anyway… without an appraisal and without a clear pricing strategy.

What happened next?

That home, which had sat ignored for months, sold in just over a week, with multiple offers above listing price.

And the final sales price? Right where I said it would be months earlier.
